Analyze a Florida Commercial Property
Type an address. Get the tax-roll facts, arm’s-length comps, a value range, a cash-flow model, DSCR and the loan programs that fit, in one report you can save.
How it works
- Property: LGData reads the parcel from the current Florida tax roll: use, size, year built, value and sales history.
- Comps: recent arm’s-length sales of the same use, same ZIP first, set the value range.
- Cash flow: rent, vacancy and expenses (your numbers or our starting assumptions) give NOI and the cap rate.
- Financing: your terms give DSCR and cash-on-cash, and the deal is matched to the programs on our loan quote generator.
- Report: save it as a PDF, or send it to Michael for a full underwrite.
FAQs
Where does the property data come from?
From LGData, Linton Global’s database of the Florida Department of Revenue tax roll for every commercial and industrial parcel in Orange, Osceola, Seminole, Volusia, Lake, Polk, Marion, Hillsborough and Pinellas counties: use, building size, year built, just value and recorded sales. Comparable sales are arm’s-length transactions only.
How is the value range set?
From the price per square foot of recent arm’s-length sales of the same kind of property, in the same ZIP code first and then the rest of the county, sized within a third to three times the subject. The range is the middle half of those sales applied to the subject’s building area. It is a starting point, not an appraisal or broker price opinion.
Are the rent and expense numbers real?
No. They start as rough assumptions for the property type so the model runs. Replace them with the rent roll and trailing-12 figures, or send the analysis to Michael R. Linton, who will underwrite it with real numbers.
Does it show who owns the property?
No. The tool shows public-record property facts and sales only. Ownership research is part of a full engagement with Linton Global Solutions.
