What we do is arrange commercial and multifamily real estate debt through an active network of third-party lenders — agencies, HUD MAP, CMBS desks, banks, credit unions, life companies, SBA Preferred Lenders, and private debt funds — and negotiate best execution for the borrower.

Why a capital-markets intermediary usually beats a single balance sheet

The same commercial loan request can price 25–100+ basis points differently across major CMBS conduit desks in the same week. Agency multifamily quotes vary meaningfully between Fannie Mae DUS lenders and Freddie Mac Optigo sellers. Bridge and debt-fund spreads move faster than that. A borrower who takes their deal to one lender gets one answer. A borrower who takes their deal to the right ten lenders gets the market's answer — which is almost always the better one.

On a $10M loan, 50 basis points of rate difference is $50,000 per year in interest expense. On a 10-year hold, that is half a million dollars — before any structural differences in leverage, prepayment terms, reserves, or recourse.

How is a broker different from a lender in commercial real estate financing?

A direct lender uses their own capital and their own credit box — they win the deal or they do not. A broker represents the borrower and takes the deal to multiple lenders at once. In commercial real estate, where the same CMBS or bridge quote can vary 25–100+ basis points across major shops for the identical asset, that competitive tension is worth real money. On a $10M loan, 50 bps of rate difference is $50,000 per year in interest expense. Over a 10-year hold, that is $500,000 — before any structural differences in leverage, prepayment terms, or reserves.

Who determines the final loan terms?

The originating lender. Every loan quote we present is subject to that lender’s credit approval, underwriting, and closing process. What is the difference between Linton Global Solutions and Linton Global Capital?

Linton Global Solutions is the brokerage entity — FL Broker #BK703722 — that arranges third-party financing. Linton Global Capital is a separate entity within the Linton Global family of companies whose fund and direct-capital activities are subject to their own separate disclosures and regulatory framework. Nothing on this brokerage site is an offer of securities, a solicitation of investors, or a commitment of capital by Linton Global Capital.

Do you work with 1–4 unit single-family residential loans?

No. Linton Global Solutions handles income-producing commercial real estate, multifamily properties (5+ units), and mixed-use assets. We do not process consumer mortgages or 1–4 unit residential home loans — those are subject to a different regulatory framework (TRID, RESPA, HMDA, ability-to-repay) and require a residential mortgage license we do not hold.
