Single-family, condo, townhome and two-to-four unit. On condos we read the association documents, reserve study and any structural-integrity reserve findings before you are under contract, because in Florida that is where the surprises live.
Investors
Two-to-four unit is where most Florida rental portfolios start. We underwrite rent, taxes, insurance and association dues against the debt, so you know the coverage before you write the offer.
Owners of five or more
At five units the property is financed and analyzed as commercial multifamily. That work moves to the commercial side of the practice, where the underwriting and the lender network are built for it.
Residential qualifies on you. Investor loans qualify on the property.
A commercial deal is underwritten on what the asset earns. A 1–4 unit is underwritten on the borrower — credit score, debt-to-income, reserves, and whether you will occupy it. The exception is the DSCR investor loan, which qualifies on the rent covering its own debt service and is how most investors scale past the financed-property limits on conventional financing.
No referral fees on residential — RESPA §8
Linton Global Solutions does not give or accept any fee, kickback, or thing of value in exchange for referring 1–4 unit residential business. Section 8 of the Real Estate Settlement Procedures Act prohibits it on federally related mortgage loans, which covers essentially all residential lending. The fee arrangements permitted on commercial income-property transactions do not carry over, and we keep the two models separate on purpose.

What financing programs are available on 1-4 unit property?

Residential qualifies primarily on the borrower — credit score, debt-to-income ratio, reserves and occupancy — rather than on the asset cash flow that drives commercial underwriting. The DSCR investor programs are the exception: those qualify on the property rent covering its own debt service, which is why investors use them to scale past conventional financed-property limits.
