Seminole is a softening market right now, and the numbers say buyers have room to negotiate. Look at it ZIP code by ZIP code, not as one city average.
The Bottom Line on Seminole
Seminole is a city in central Pinellas County, between Largo and the Gulf beaches, built around Lake Seminole. Its commercial center is the intersection of Park Boulevard and Seminole Boulevard, where the old Seminole Mall was redeveloped into an open-air shopping district, and its market is mostly retail and services for an established, older population.
Seminole is a softening housing market where sellers are cutting prices to meet buyers, and its commercial property trades in line with the rest of Pinellas County.

Seminole's commercial property is retail, restaurants, medical office and service buildings along Park Boulevard, Seminole Boulevard and Ulmerton Road, and east Seminole along Ulmerton Road is a different market: roughly half its commercial parcels are industrial and flex, close to the mid-Pinellas industrial belt. Like most of Pinellas it is built out, so new supply is rare and older centers change hands as owners age out.
Seminole has about 8.3 million square feet of commercial buildings and recorded 18 arm's-length sales at a median $129 to $249 per square foot, close to the county's $211. There were 1 distress signals; we score them with Linton Global Technologies' CREDDS Framework (see our distressed commercial real estate hub).
Seminole is a built-out market. The opportunities are older centers whose owners have held them for decades. Price in the roof, the parking lot and the insurance, and you can still buy well.
