Sources and refresh schedule
Every source is public. Each one updates on its own schedule, so a figure is only as current as the source behind it.

Parcels are grouped by their DOR use code into commercial, industrial, multifamily, agricultural, institutional, government and miscellaneous. A parcel's group follows the property appraiser's coding, which can lag a change of use.
Sales and $/SF
Commercial $/SF uses arm's-length, single-parcel sales of commercial (DOR 010–039) and industrial (040–049) parcels that the Department of Revenue codes as qualified (codes 01–02), divided by the building area on the roll. Excluded: multi-parcel sales, buildings under 500 SF, sales under $50,000, and hotels and motels (DOR 039, which in resort counties includes condo-hotel and vacation-rental units). A median is published only when it rests on at least 5 sales.
Distress signals
A distress signal means a recorded event that often goes with financial stress. It does not mean a property is for sale, in default or available at a discount.
| Signal | Definition |
|---|---|
| Lender REO or deed in lieu | DOR code 12: sale to or from a financial institution, including deeds in lieu of foreclosure |
| Forced or pre-foreclosure sale | DOR code 38: sale under duress or with evidence of a forced sale |
| Bankruptcy, estate or receiver | DOR code 19: transfer by a trustee, personal representative, receiver or similar fiduciary |
| Tax deed or nominal consideration | DOR code 11: tax deed, or a transfer for nominal consideration (often a related-party or corrective deed, so read with care) |
| Government or agency | DOR code 18: transfer to or from a government agency |
| Lis pendens (Marion) | A lis pendens recorded against the parcel in the last 24 months, matched by parcel ID in the Clerk index |
Bank-held parcels are parcels whose owner name matches an FDIC-insured bank, excluding branch-bank use codes. They are an upper bound on bank-owned real estate (REO): some are bank premises coded under another use.
How to cite LGData
Cite the specific page (market update, county report or Distress Brief), the county or ZIP code, the roll year, and the source named on the page, for example: “Linton Global Solutions LGData, Orange County, 2026 Florida DOR tax roll.” Medians and counts are computed from public records; they are not appraisals, broker opinions of value or lender commitments.
Limits
- The tax roll is annual. Ownership, use and value can change after the roll date.
- Just value is the property appraiser's assessment, not a market price. Commercial sales typically close above it.
- DOR qualification codes are assigned by county staff and are sometimes wrong, especially for nominal-consideration transfers.
- Owner names are matched to Sunbiz and FDIC records by name; matches are reviewed but can be wrong.
- Recorded-document data currently covers Marion County only.
None of this replaces property-level due diligence, a title search, an appraisal or a broker's opinion of value.
