Lutz is a softening market right now, and the numbers say buyers have room to negotiate. Look at it ZIP code by ZIP code, not as one city average.

The Bottom Line on Lutz

Lutz is an unincorporated community in north Hillsborough County, spreading across the Pasco County line, between Tampa and Land O’ Lakes. It began as a railroad stop on the line north of Tampa and is now a mix of lakes, horse properties, golf communities like Cheval, and newer subdivisions, with the Veterans Expressway, Dale Mabry Highway, US 41 and I-275 running through it.

Lutz is a softening housing market where sellers are cutting prices to meet buyers, and its commercial property trades at a discount to the rest of Hillsborough County, with almost no distress.

  • Homes: median list prices of $413,993 to $821,200, down 9.1% to up 8.2% across 4 ZIP codes from a year ago; Hillsborough County is down 7.1%.
  • Supply: 29 active listings in 33548 (up 9.6%); 61 active listings in 33549 (unchanged); 135 active listings in 33558 (down 8.8%); 40 active listings in 33559 (down 1.2%); 64 to 65 days on market.
  • Commercial: median $231 per square foot, versus $272 countywide.
  • Distress: no commercial distress transfers or bank-held parcels on the 2026 tax roll.

Lutz commercial property is spread along its main roads: retail and service along US 41 and Dale Mabry, office and medical near the expressways, and small industrial and contractor space. Much of the area is residential and rural, so commercial sites are limited, and corridor property near the expressways commands the highest prices.

Lutz has about 3.2 million square feet of commercial buildings and recorded 17 arm's-length sales at a median $231 per square foot, below the county's $272, helped by newer buildings. There were no distress transfers or bank-held parcels on the roll.

Lutz straddles two counties, and that matters. A site on one side of the line has different taxes, impact fees and permitting than a site a mile away on the other; confirm the county before you compare comps.

What It Means for Buyers, Sellers, Investors and Banks

Home buyers: negotiate; price cuts are common and the asking price is a starting point.

Sellers: price to recent sales in your ZIP code, not to last year's peak.

Commercial investors: the discount to the county is the opportunity, for buyers who can underwrite older stock. Trading in? See 1031 exchanges.

Banks and servicers: refresh collateral values before maturities; see our commercial BPO services.
