Sunrise is a softening market right now, and the numbers say good homes still move. Look at it ZIP code by ZIP code, not as one city average.

The Bottom Line on Sunrise

Sunrise is in west-central Broward County, between Plantation and the Everglades, with the Sawgrass Expressway along its western edge. It is home to Sawgrass Mills, one of the largest outlet malls in the country, and the Amerant Bank Arena, and the Sawgrass International Corporate Park makes it one of Broward’s main suburban office markets, with regional headquarters near the Sawgrass Expressway and I-595 interchange.

Sunrise is a softening housing market with shrinking inventory, and its commercial property trades at a discount to the rest of Broward County.

  • Homes: median list prices of $139,000 to $538,000, down 2.9% in 33313, up 1.6% in 33323, down 15.4% in 33351 from a year ago; Broward County is down 5.0%.
  • Supply: 503 active listings in 33313 (down 1.3%); 136 active listings in 33323 (down 18.1%); 123 active listings in 33351 (down 27.7%); 67 to 103 days on market.
  • Commercial: median $161 to $265 per square foot, versus $322 countywide.
  • Distress: 3 commercial distress transfers or bank-held parcels on the 2026 tax roll.

Sunrise’s commercial base is regional retail and suburban office. Sawgrass Mills and the centers around it draw shoppers from across South Florida and abroad, while the Sawgrass office parks hold larger floor plates that corporate tenants use as regional hubs. East of University Drive the stock is older neighborhood retail and service buildings that price on location and condition.

Sunrise has about 21.7 million square feet of commercial buildings and recorded 23 arm's-length sales at a median $161 to $265 per square foot, below the county's $322. There were 3 distress signals; we score them with Linton Global Technologies' CREDDS Framework (see our distressed commercial real estate hub).

Sunrise has two markets: the Sawgrass office and retail cluster on the west side, and older neighborhood retail on the east. A Sawgrass office building trades on its corporate tenants; an Oakland Park Boulevard strip trades on its rent roll and roof. Underwrite them differently.

What It Means for Buyers, Sellers, Investors and Banks

Home buyers: negotiate; price cuts are common and the asking price is a starting point.

Sellers: price to recent sales in your ZIP code, not to last year's peak.

Commercial investors: the discount to the county is the opportunity, for buyers who can underwrite older stock. Trading in? See 1031 exchanges.

Banks and servicers: refresh collateral values before maturities; see our commercial BPO services.
