Tamarac is a softening market right now, and the numbers say good homes still move. Look at it ZIP code by ZIP code, not as one city average.
The Bottom Line on Tamarac
Tamarac is in west-central Broward County, between Lauderhill and Coral Springs, developed from the 1960s on largely as an active-adult community around its golf courses. That character is changing as younger families buy in, and the city’s commercial base runs along Commercial Boulevard, McNab Road, State Road 7 and University Drive, with a light industrial and business park district along the Sawgrass Expressway edge.
Tamarac is a softening housing market with shrinking inventory, and its commercial property trades at a discount to the rest of Broward County, with almost no distress.
- Homes: median list prices of $148,750 to $219,000, down 7.0% in 33319, down 8.0% in 33321 from a year ago; Broward County is down 5.0%.
- Supply: 619 active listings in 33319 (down 17.6%); 427 active listings in 33321 (down 13.0%); 75 to 113 days on market.
- Commercial: median $178 to $240 per square foot, versus $322 countywide.
- Distress: no commercial distress transfers or bank-held parcels on the 2026 tax roll.

|---|---|---|---|
| Commercial & industrial parcels | 240 | 251 | 33,051 |
| Building area (million SF) | 4.04 | 6.07 | 382.78 |

| Distress transfers / bank-held parcels | 0 / 0 | 0 / 0 | 18 / 34 |
Tamarac’s commercial property is mostly neighborhood retail and medical office built to serve an older population, plus a small industrial and flex district in the Tamarac Commerce Park. As the population turns over, older strip centers along Commercial Boulevard and State Road 7 are being re-leased to medical, fitness and service tenants, and they price on rent roll and condition more than location.
Tamarac has about 10.1 million square feet of commercial buildings and recorded 13 arm's-length sales at a median $178 to $240 per square foot, below the county's $322. There were no distress transfers or bank-held parcels on the roll.
Tamarac’s population is getting younger, and its shopping centers have not caught up yet. An older strip on Commercial Boulevard with the right tenant mix can be re-leased to medical and service users, so underwrite the re-tenanting cost, not just today’s rent roll.

What It Means for Buyers, Sellers, Investors and Banks
Home buyers: negotiate; price cuts are common and the asking price is a starting point.
Sellers: price to recent sales in your ZIP code, not to last year's peak.
Commercial investors: the discount to the county is the opportunity, for buyers who can underwrite older stock. Trading in? See 1031 exchanges.
Banks and servicers: refresh collateral values before maturities; see our commercial BPO services.

Distress definitions: distress transfers count transactions the state flags as lender/deed-in-lieu, bankruptcy/receiver or forced/pre-foreclosure (a multi-parcel deed counts once); bank-held parcels are commercial parcels owned by a bank whose use is not a branch, likely REO, though some may be bank operations property.
Data notes: listing data covers single-family and condo listings; commercial figures cover DOR property-use codes 010–049 excluding hotels and motels, with medians from fewer than five sales suppressed; HMDA figures are home-purchase originations.
