A lockbox is a lender-controlled bank account into which a property's rents are deposited, so the lender can make sure debt service and reserves are paid before the borrower receives any excess cash.

Hard, Soft, and Springing

In a hard lockbox, tenants pay rent directly into the lender-controlled account. In a soft lockbox, the borrower collects rent and deposits it. A springing lockbox is not active at closing but is triggered by events such as a drop in DSCR or a default.
