Mortgage Constant

The mortgage constant, or loan constant, is the annual debt service on a loan divided by the loan amount. It reflects both the interest rate and the amortization.

The Formula

Mortgage constant = annual debt service ÷ loan amount. A $1,000,000 loan with $80,000 of annual payments has an 8 percent constant. Shorter amortization raises the constant even at the same rate.

Leverage Test

A Hypothetical Example

A property bought at a 7 percent cap rate with a loan at a 6.5 percent constant has slightly positive leverage; at an 8 percent constant it would be negative. Hypothetical figures.
