Shared Appreciation Mortgage

Michael R. Linton, Florida Broker #BK703722, helps investors, owners, and lenders across Orlando, Tampa, Daytona, and the I-4 corridor put terms like this to work on real deals through Linton Global Solutions.

A shared appreciation mortgage (SAM) is a loan in which the borrower agrees to give the lender a share of the property's appreciation, usually at sale or refinance, in exchange for a lower interest rate or other concessions.

It's a form of equity kicker on a loan.

How It Works

The loan documents define how appreciation is measured and when it's paid. See kicker.

Considerations

Borrowers trade future upside for lower current cost; they should model outcomes under different appreciation scenarios.

A Hypothetical Example

A borrower takes a $4 million loan on an Orlando apartment property at 1 percentage point below market in exchange for giving the lender 20 percent of the value increase at sale. When the property sells for $2 million more than its value at closing, the lender receives $400,000. Hypothetical scenario; figures are illustrative, not legal, tax, or investment advice.
