Zero-Lot Line

Michael R. Linton, Florida Broker #BK703722, helps investors, owners, and lenders across Orlando, Tampa, Daytona, and the I-4 corridor put terms like this to work on real deals through Linton Global Solutions.

A zero-lot-line property is a building placed on or very close to one side property line, with little or no setback on that side, to make more usable yard space on the other.

It's common in denser single-family and townhome developments.

Rules

Local zoning and development codes govern where zero-lot-line placement is allowed. Maintenance easements often let the owner access the wall from the neighbor's lot. See easement.

Considerations

Buyers should review the plat, easements, and HOA rules for maintenance and privacy.

A Hypothetical Example

A developer designs a 60-home community in Clermont with zero-lot-line homes on 40-foot lots, recording 5-foot maintenance easements on each shared side so owners can access their walls from the neighbor's lot. Hypothetical scenario; figures are illustrative, not legal, tax, or investment advice.

From the Desk

Zero-lot-line living depends on the easements. Read them before you buy.
