Master Tenant

Michael R. Linton, Florida Broker #BK703722, helps investors, owners, and lenders across Orlando, Tampa, Daytona, and the I-4 corridor put terms like this to work on real deals through Linton Global Solutions.

A master tenant leases an entire property, or a large part of it, from the owner under a master lease and then subleases space to other occupants.

The owner collects one rent from the master tenant, which manages the subtenants.

Why Use a Master Lease

Master leases are used for operator-run properties, sale-leaseback structures, and value-add plans where an operator wants control. The owner's income depends on the master tenant's credit rather than on each subtenant.

Risks

If the master tenant fails, the owner may inherit subtenants and operations. Review the master lease's default remedies and subtenant attornment provisions. See tenant estoppel certificate.

A Hypothetical Example

An operator master-leases a small office building and subleases offices to professional tenants, paying the owner a fixed rent. Hypothetical scenario.

From the Desk

With a master tenant, you're underwriting one credit. Make sure you can step in if that credit fails.
