Rentable Area

Michael R. Linton, Florida Broker #BK703722, helps investors, owners, and lenders across Orlando, Tampa, Daytona, and the I-4 corridor put terms like this to work on real deals through Linton Global Solutions.

Rentable area is the space a tenant pays rent on: its usable area plus a proportionate share of the building's common areas such as lobbies, corridors, and restrooms. The building total is often called rentable building area (RBA).

The difference between rentable and usable area is expressed as a load factor.

Measurement Standards

Office buildings commonly use BOMA measurement standards. Load factor = rentable ÷ usable. See BOMA.

Why It Matters

Two spaces with the same usable area can have different rentable areas and costs, so tenants compare on both. See pro rata share.

A Hypothetical Example

A tenant comparing two Orlando office suites finds both have about 9,000 usable square feet. One building has a 1.12 load factor (10,080 rentable) and the other 1.20 (10,800 rentable). At $28 per rentable square foot, the second costs about $20,000 more a year for the same usable space. Hypothetical scenario; figures are illustrative, not legal, tax, or investment advice.

From the Desk

Compare spaces on usable area and load factor, not just the rentable number on the flyer.
