Usable Area

Michael R. Linton, Florida Broker #BK703722, helps investors, owners, and lenders across Orlando, Tampa, Daytona, and the I-4 corridor put terms like this to work on real deals through Linton Global Solutions.

Usable area is the floor space within a tenant's premises that it actually occupies and uses, excluding building common areas such as lobbies and shared corridors.

Rentable area adds the tenant's share of common areas to usable area.

Load Factor

Load factor = rentable area ÷ usable area. A higher load factor means a tenant pays rent on more common area. See rentable area.

Measurement

Office buildings commonly use BOMA standards; confirm which version a lease references.

A Hypothetical Example

A tenant with 9,000 usable square feet in a Tampa office building has a 1.15 load factor, so it pays rent on 10,350 rentable square feet. At $30 per rentable square foot, the common-area share adds about $40,500 a year. Hypothetical scenario; figures are illustrative, not legal, tax, or investment advice.

From the Desk

Measure what you use, then compare the load. That's how you compare spaces fairly.
