In real estate, a grant is the transfer of an interest in real property from one party (the grantor) to another (the grantee), usually by a written deed. The word also appears in the granting clause, the language in a deed that actually conveys the property.

When a deed says the owner "grants, bargains, sells and conveys" a property, that's the grant: the moment ownership moves. The word also covers smaller interests, such as granting an easement to a utility or a neighbor. In each case, someone with an interest in land is handing some or all of it to someone else.

The Parties

An owner of a commercial lot in DeLand sells it to a developer and, in the same deed, keeps an easement for a shared driveway serving the owner's neighboring building. In this example, the granting clause conveys the lot, and a separate reservation preserves the access rights.
