Deltona, FL Market Update: Volusia's Biggest City Is Underbuilt for Retail
A young, first-time-buyer market on I-4 where homes still sell fast, rents pencil, and roughly 101,000 residents have about a third of the county's commercial space per person. Every number from the Linton Global Market Map, as of September 2026.

Deltona is the biggest city in Volusia County and the most overlooked. It’s a young, owner-occupied, first-time-buyer town on I-4, and homes there are still selling faster than anywhere else on our list.
The Bottom Line on Deltona
Deltona sits on I-4 in southwest Volusia County, between Orlando and Daytona Beach. It is the county's largest city and its most affordable suburban market: young, owner-occupied, and heavily financed with FHA and VA loans. Prices are easing slightly, but homes sell faster here than anywhere else in our Volusia reports. The standout finding is commercial: Deltona has far less commercial space per resident than the rest of the county.
- Homes: median list price $321,250 to $330,450, down 2.4% to 3.9%, selling in 55 to 59 days.
- Buyers: 54.4% to 57.1% of 2025 purchase loans were FHA, VA or USDA, versus 40.3% countywide.
- Commercial space: about 49 square feet per resident, versus 166 for Volusia County.
- Distress: 2 commercial distress transfers and no bank REO sales on the 2026 tax roll.
Deltona's Two ZIP Codes
- 32725 · Deltona (south & east): Southern and eastern Deltona: the Deltona Boulevard and Howland Boulevard corridors, closest to I-4.
- 32738 · Deltona (north & west): Northern and western Deltona: Normandy Boulevard, Elkcam Boulevard and the neighborhoods toward DeLand.
The ZIP code 32728 is a P.O. box code with no area data. Together, 32725 and 32738 hold about 101,355 residents.
Housing Market: Easing Prices, Fast Sales
| Realtor.com, September 2026 | 32725 | 32738 | Volusia |
|---|---|---|---|
| Median list price | $321,250 | $330,450 | $362,250 |

| Price per square foot | $200 | $212 | — |
| Home values, 5 years (FHFA) | +54.6% | +56.7% | — |
Deltona homes sell in 55 to 59 days, the quickest of any market in our Volusia series and three weeks faster than the county median of 78. Inventory is tight: listings are down 12.7% in 32725 and 28.9% in 32738. Prices are easing only slightly, and about a fifth to a quarter of sellers have cut price.
Deltona's history matters for investors. The FHFA House Price Index shows home values fell about 60% from 2007 to 2012, the steepest drop of any ZIP code in our Volusia reports, then rose 54.6% to 56.7% over the past five years. First-time-buyer markets swing harder in both directions, which is a reason to buy carefully, not a reason to stay away.
Who Is Buying: A First-Time-Buyer Market
| HMDA 2025 home purchases | 32725 | 32738 | Volusia |
|---|---|---|---|
| Home-purchase loans | 731 | 554 | — |
| Median purchase price | $295,000 | $315,000 | $345,000 |
| FHA / VA / USDA loans | 54.4% | 57.1% | 40.3% |

| Application denial rate | 11.6% | 10.3% | — |
| Average rate | 6.62% | 6.51% | — |
Deltona recorded 1,285 home-purchase loans in 2025. More than half were government-backed, and about 42% were FHA loans alone, a clear sign of first-time and moderate-income buyers. Median purchase prices of $295,000 to $315,000 sit below the county's $345,000. Source: the CFPB's HMDA data browser. If you are a first-time buyer, our residential team can help.
Rents and the Investor Case
HUD's FY2027 Small Area Fair Market Rents put a two-bedroom at $1,870 in 32725 and $1,920 in 32738, against median list prices of about $321,250 to $330,450. That rent-to-price ratio beats Ormond Beach, New Smyrna Beach and most of Port Orange, and investors took 10.1% of 2025 purchase loans in 32725, above the 8.7% county rate. Renters are a minority (21.3% and 17.8% of households), so demand for good single-family rentals is steady. Run the numbers in our rental analysis and DSCR calculators.
Commercial Real Estate: Underbuilt for Its Size
| 2026 tax roll | 32725 | 32738 | Volusia |
|---|---|---|---|
| Commercial & industrial parcels | 743 | 278 | 15,492 |
| Building area (million SF) | 4.17 | 0.77 | 96.25 |
| Median year built | 1986 | 1999 | 1982 |
| Arm’s-length sales | 15 | 3 | 400 |
| Median sale $/SF | $203 | n/a | $182 |
| Out-of-state owners | 15.3% | 21.9% | — |
| Distress transfers / bank REO | 1 / 0 | 1 / 0 | 16 / 10 |
Deltona's two ZIP codes have about 4.94 million square feet of commercial buildings on 1,021 parcels for roughly 101,355 residents. That is about 49 square feet per person, against 166 across Volusia County: roughly a third of the county average. Almost none of it is industrial. Deltona was built as a bedroom community, and many residents still drive to Sanford, Lake Mary, DeLand or Orlando to shop, work and see a doctor.
For investors and developers, that gap is the opportunity: a large, young, growing population that is underserved by neighborhood retail, medical office and services. Where commercial property does trade, it holds value: the median sale in 32725 was $203 per square foot, above the county's $182. Sites with frontage on the main boulevards and access to I-4 are the ones to study; see land and the entitlement process.
The number that jumps out is commercial space per person. Deltona has about a third of the county average. A hundred thousand people are driving somewhere else to shop, see a doctor and eat out, and that is a retail and medical office opportunity for anyone who can find the right site.
Distress: Minimal
The 2026 tax roll shows one commercial distress transfer in each Deltona ZIP code and no bank REO sales, against 16 distress transfers and 10 REO sales countywide, most of them in Daytona Beach. The county's 2 locally headquartered banks held about $2.6 million of bank-owned real estate on June 30, 2026, per FDIC call reports. See our distressed commercial real estate hub for how we evaluate troubled assets.
Jobs, Commuting and Permits
| Volusia County | Value |
|---|---|
| Population | 579,622 |
| Unemployment rate (BLS) | 5.2% |
| Private jobs, 2025 (BLS QCEW) | 189,494 · +0.1% |
| Average annual pay | $56,167 |
| Housing permits, Jan–Aug 2026 | 1,418 · -34.3% vs. 2025 |
Volusia County job growth was flat in 2025 per the BLS Quarterly Census of Employment and Wages, but Deltona's economy is tied as much to the Orlando metro as to Volusia: I-4 and the SunRail station in nearby DeBary connect it to Sanford, Lake Mary, Winter Park and downtown Orlando. 13.5% to 16.2% of Deltona workers work from home. Countywide housing permits are down 34.3% this year per the Census Building Permits Survey, which keeps existing-home inventory tight.
What It Means for Buyers, Sellers and Investors
First-time buyers: Deltona is one of the most attainable markets on the I-4 corridor; expect competition for well-priced homes.
Sellers: homes priced right sell in under two months. Price to today's market, not last year's.
Rental investors: the rent-to-price ratio works better here than in the higher-priced beach towns; underwrite insurance, taxes and condition.
Commercial investors and developers: look for neighborhood retail, medical office and service sites; the population is there and the space is not. Compare with Lake Mary and Sanford to the south, and see 1031 exchanges if you are trading into the area.

Frequently Asked Questions
Are home prices going down in Deltona, FL?+
Slightly. As of September 2026, Deltona’s median list prices were about $321,000 in 32725 and $330,000 in 32738, down 2.4% and 3.9% from a year earlier. But homes are still selling quickly, in about 55 to 59 days, faster than the Volusia County median of 78, because listings have fallen 13% to 29%.
Is Deltona a good place for first-time home buyers?+
It is one of the most first-time-buyer-friendly markets in Central Florida. In 2025, 54% to 57% of Deltona home-purchase loans were FHA, VA or USDA loans (about 42% FHA alone), versus 40% countywide, and median purchase prices were $295,000 to $315,000, below the county’s $345,000.
Is Deltona a good place to buy rental property?+
The rent-to-price math beats Ormond Beach, New Smyrna Beach and most of Port Orange. HUD’s 2027 fair market rent for a two-bedroom is about $1,870 to $1,920 a month, against median list prices around $321,000 to $330,000. Investors made 10.1% of 2025 purchase loans in 32725, above the 8.7% county rate. Underwrite insurance, taxes and condition carefully.
Why does Deltona have so little commercial real estate?+
Deltona was built as a bedroom community. Its two ZIP codes have about 4.9 million square feet of commercial buildings for roughly 101,000 residents, around 49 square feet per person, versus about 166 square feet per person across Volusia County. Many residents shop and work in Orlando, Sanford, DeBary or DeLand.
How much does commercial property sell for in Deltona?+
Arm’s-length commercial sales in 32725 had a median price of $203 per square foot on the 2026 Volusia County tax roll, above the $182 county median. 32738 had too few sales to report a price. There was one commercial distress transfer in each ZIP code and no bank REO sales.
How does Deltona connect to Orlando jobs?+
Deltona sits on I-4 between Orlando and Daytona Beach, and the SunRail commuter line runs from the nearby DeBary station south through Sanford, Winter Park and downtown Orlando. That access is a big part of Deltona’s appeal to younger households: its median age is 37 to 40, younger than every Volusia coastal ZIP code we have studied except Daytona’s university-area Midtown.
Where does this Deltona market data come from?+
From the Linton Global Market Map, which joins Realtor.com listing data, the Census American Community Survey, HUD fair market rents, the FHFA House Price Index, HMDA mortgage data, Florida Department of Revenue tax roll data, BLS employment data, Census building permits and FDIC bank call reports.
