Michael R. Linton, Florida Broker #BK703722, advises investors, owners and banks on industrial, flex, retail and distressed property in Longwood, Lake Mary, Sanford and the I-4 corridor through Linton Global Solutions.

There are two Longwoods. West of I-4 toward Wekiva is one of the most affluent pockets in Central Florida. East along 17-92 is an older, working commercial district, and it is carrying more of Seminole County’s commercial distress than any other market we have studied.

The Bottom Line on Longwood

Longwood sits on I-4 in southern Seminole County, between Lake Mary to the north and Altamonte Springs to the south. The data splits it in two. West Longwood (32779) is one of the most affluent markets in Central Florida. East Longwood (32750), along U.S. 17-92, is an older, heavily industrial commercial district that trades actively at a discount and is carrying more commercial distress than any other market in our Seminole reports.

  • Homes: list prices +1.8% to +2.3% while the county is -2.4%; about 29% of listings cut.
  • Buyers: west Longwood's 2025 buyers earned a median $167,000, the highest in our reports.
  • Commercial: $176 to $182 per square foot, below the $238 county median; 70 sales in east Longwood.
  • Distress: 6 distress transfers and 3 bank REO sales, about 28% of Seminole County's.

Longwood's Two ZIP Codes

  • 32750 · East & historic: Historic downtown Longwood, the SunRail station and the U.S. 17-92 and State Road 434 commercial corridors.
  • 32779 · West: West Longwood toward Wekiva Springs, including Sweetwater, Alaqua and the Wekiva-area neighborhoods.

East Longwood (32750) is where the commercial activity is: 934 parcels, about 9.91 million square feet, and 70 arm's-length sales on the 2026 roll, second only to Sanford's 32771 among the ZIP codes in our reports. 39.5% of those parcels are industrial, and the median building dates from 1984. It sold for a median $176 per square foot, the lowest in our Seminole reports, against $238 for the county and $283 in Lake Mary. West Longwood has little commercial property (181 parcels, almost none industrial), selling at $182.

For investors, east Longwood offers industrial, flex and contractor space at a lower basis than Sanford or Lake Mary, with quick access to I-4 and the rest of the Orlando metro. See also retail along U.S. 17-92 and SR 434.

East Longwood is the most interesting commercial ZIP code in Seminole County for a value investor: busy, cheaper than Sanford or Lake Mary, and carrying more distress than either. That combination is where good buys get made, if you can underwrite the building.

Longwood recorded 6 commercial distress transfers and 3 bank REO sales on the 2026 tax roll, 9 of Seminole County's 32 distress events, more than Lake Mary (5) and Sanford (3) combined. Most were in east Longwood (4 transfers, 3 REO sales), where the commercial stock is older and more industrial. Seminole County has no locally headquartered banks in FDIC data, so these assets come from regional and national lenders.

Every distressed asset we evaluate runs through Linton Global Technologies' CREDDS Framework: CREDDS (Commercial Real Estate Distress & Disposition Score), an Asset Disposition Brief that scores financial health, operational stability and undervaluation signal, so one troubled asset can be compared fairly with another. What It Means for Buyers, Sellers, Investors and Banks

Home buyers: with nearly 3 in 10 sellers cutting price, negotiate, especially in west Longwood where listings are growing.

Sellers: east Longwood's thin inventory works in your favor; price realistically and you should sell in about two months.

Commercial investors: east Longwood is Seminole's value market: busy, discounted and carrying distress. Trading in? See 1031 exchanges.

Banks and servicers: older east Longwood collateral needs fresh values; start with our commercial BPO services.
