Michael R. Linton, Florida Broker #BK703722, advises investors, owners, tenants and banks on commercial property, small multifamily, land and distressed assets in Tampa and across Hillsborough County through Linton Global Solutions.

Tampa is the biggest commercial market in our reports, and it is not one market. Westshore and South Tampa trade like a major city; the east-side industrial belt trades like a port town. Housing is giving buyers room to negotiate, but on the commercial side the ZIP code is the whole story.

The Bottom Line on Tampa

Tampa is the economic center of the west coast of Florida: the Port Tampa Bay, Tampa International Airport, MacDill Air Force Base, USF and the region's largest office market in Downtown and Westshore. Unlike most of Central Florida, it is a big, old, dense city, which is why its commercial market looks so different from one ZIP code to the next.

Tampa is a rising housing market where sellers are cutting prices to meet buyers, and its commercial property trades in line with the rest of Hillsborough County.

  • Homes: median list prices of $319,950 to $1,916,250, down 5.7% to up 25.7% across 14 ZIP codes from a year ago; Hillsborough County is down 7.1%.
  • Supply: 195 active listings in 33602 (down 20.0%); 110 active listings in 33603 (down 4.8%); 182 active listings in 33604 (down 0.5%); 110 active listings in 33605 (up 22.4%); 102 active listings in 33606 (down 25.9%); 97 active listings in 33607 (down 8.1%); 126 active listings in 33609 (down 21.7%); 186 active listings in 33610 (up 68.3%); 230 active listings in 33611 (down 3.0%); 133 active listings in 33612 (up 59.3%); 132 active listings in 33614 (up 6.0%); 155 active listings in 33619 (up 47.9%); 166 active listings in 33629 (down 32.3%); 61 active listings in 33634 (up 36.0%); 59 to 95 days on market.

  • Distress: 25 commercial distress transfers or bank-held parcels on the 2026 tax roll.

Tampa is really three commercial markets. South Tampa and Westshore are the premium office and retail districts: 33606 sold at $567 per square foot. The east side is industrial and logistics: 49% of 33619's commercial parcels are industrial, with a median year built of 1985 and a median sale of $195 a foot. In between are older neighborhood retail corridors on Florida Avenue, Busch Boulevard and Hillsborough Avenue, where the stock is older and pricing is lower.

Tampa has about 199 million square feet of commercial buildings and recorded 528 arm's-length sales at a median $195 to $567 per square foot, close to the county's $272. There were 25 distress signals; we score them with Linton Global Technologies' CREDDS Framework (see our distressed commercial real estate hub).

If you’re buying in Tampa, decide first whether you want a location premium or a basis. South Tampa buildings sell at $195 to $567 a foot and up for the address; the industrial ZIPs along I-4 and US 301 are where an owner-user or a value-add buyer can still get in. The distress on the roll is worth a look before it hits the market.

What It Means for Buyers, Sellers, Investors and Banks

Home buyers: negotiate; price cuts are common and the asking price is a starting point.

Sellers: price to recent sales in your ZIP code, not to last year's peak.

Commercial investors: pricing is in line with the county; the edge is in the specific building. Trading in? See 1031 exchanges.

Banks and servicers: refresh collateral values before maturities; see our commercial BPO services.
