Cook County is Illinois' population and CRE center — the city of Chicago plus dense inner-ring suburbs from Evanston in the north to Cicero in the west to Orland Park in the south. Roughly 5.3 million people. Every major asset class, every major capital source, and one of the largest and most-followed office, industrial, and multifamily markets in the country.

The market is 17 distinct submarkets, not one. Trophy office in Fulton Market and River North trades at a different multiple than commodity office in the outer Loop. O'Hare-corridor industrial prices differently than intracity Cicero / Berwyn industrial. And the Streeterville medical office district has no true comparable elsewhere in the Midwest. Cap rates, tenant bases, and lender preferences vary submarket by submarket — sometimes block by block.

The result is a widening basis spread between trophy and commodity office.

Where is the industrial in Cook County?

The O'Hare / Rosemont / Bensenville / Elk Grove Village corridor is the largest industrial cluster in Cook and one of the largest airport-adjacent industrial markets in the country. Cicero / Berwyn and the Southwest Side (Clearing, near-Midway) round out the intracity industrial base. The larger Chicagoland industrial gravity center is Will County (CenterPoint Intermodal).

How do North Side and South Side CRE markets differ?

North Side (Lincoln Park, Lakeview, Wicker Park, Logan Square, Streeterville, Gold Coast) trades at a persistent premium — deeper demand, wealthier residential base, faster rent growth. South Side is a mix: Hyde Park (institutional-stable) and near-southwest industrial (undervalued basis) coexist with submarkets still recovering from decades of disinvestment.
