Kendall County
Growth Frontier.
Kendall County — The CRE Read
Kendall County is Chicagoland's residential-growth frontier — roughly 140,000 people across Yorkville, Oswego, Plano, and Montgomery. For years through the 2010s it was among the fastest-growing counties in the United States by population.
The CRE thesis is "retail follows rooftops" — greenfield residential leads, neighborhood-serving retail follows, multifamily in-fill catches up. Route 34 (Ogden Avenue) is the east-west retail spine; Route 47 is the north-south. Aurora (Kane) sits at the eastern edge and pulls significant retail traffic that Kendall underwriting needs to account for.

Frequently Asked Questions — Kendall County
Why is Kendall called "fastest-growing"?
For years running (through the 2010s especially) Kendall County was among the fastest-growing counties in the United States by population. Growth has moderated but the fundamental thesis — residential rooftops moving west/southwest from the Aurora line — remains. The CRE consequence is a "retail follows rooftops" thesis: greenfield residential is followed by neighborhood-serving retail, then multifamily in-fill.
What's the primary retail corridor in Kendall?
Route 34 (Ogden Avenue) is the east-west retail spine running through Oswego / Yorkville / Plano. Route 47 north-south is the second corridor. Aurora (mostly Kane) sits at the eastern edge and pulls significant retail traffic; underwriting Kendall retail needs to account for Aurora leakage.
How does Kendall compare to Will for industrial?
Kendall is not primarily an industrial market — the neighboring Will County intermodal cluster (CenterPoint, Joliet) is dramatically larger scale. Kendall industrial is regional / local — flex space, small-lot manufacturing, building supply. For institutional industrial, cross into Will.
