Why Florida payments come in higher than the calculator you used last
Most mortgage calculators are built on national averages, and the one that breaks in Florida is insurance. A national tool assumes a homeowners premium around 0.35% of value. Florida routinely runs several times that, and a coastal address or an older roof pushes it further. On a $450,000 house that gap alone is hundreds of dollars a month — enough to move a debt-to-income ratio across a lender's line.
Property tax behaves differently too. A primary residence gets the $50,000 homestead exemption; a second home or an investment property does not, so the same purchase price produces a different payment depending on how you will occupy it. The defaults here are Florida figures, and every one is editable — replace them with your actual quote and millage the moment you have them.

Frequently asked questions
What does PITI include?
Principal, interest, taxes and insurance — the four components a lender counts when qualifying you. This calculator adds HOA dues and PMI where they apply, because those are also part of the payment you actually make and of the debt-to-income ratio a lender computes.
When does PMI come off a Florida mortgage?
Private mortgage insurance is required below 20% down on a conventional loan. Under the Homeowners Protection Act the servicer must terminate it automatically when the balance reaches 78% of the original value, and you may request cancellation at 80%. The request at 80% is yours to make — servicers are not required to volunteer it, and many borrowers pay months longer than they need to. This calculator marks the month the balance crosses that line.
Why is the Florida insurance default so much higher than other calculators?
Because Florida is not the national average. Most mortgage calculators assume a homeowners premium near 0.35% of value; Florida routinely runs several times that, and coastal or older-roof properties higher still. Using a national default is the single most common way a Florida payment estimate comes in low. The field is editable — put your actual quote in it.
How does the Florida homestead exemption affect the payment?
A primary residence qualifies for a $50,000 homestead exemption against assessed value, which lowers the tax portion of the payment. Second homes and investment property do not qualify. Set the occupancy field accordingly — running an investment purchase with the exemption applied understates the monthly payment.
Does this work for a duplex, triplex or fourplex?
Yes. One to four units is residential financing and amortizes the same way. What changes is qualification: an investment 2-4 unit may be underwritten on rental income through a DSCR loan rather than on your personal debt-to-income.
