The Bottom Line on Oviedo

Oviedo is a fast-grown suburb of about 64,000 people in eastern Seminole County, on the north edge of the University of Central Florida and the south shore of Lake Jesup. It started as a celery and citrus town; today it is one of the most educated, highest-earning markets in Central Florida, with newer commercial property and no distress. East of the city, 32766 is rural, large-lot Oviedo and Chuluota.

  • Buyers: a median $160,000 income and $525,000 price in 2025, versus $129,000 and $425,000 countywide.
  • Homes: city list prices -1.7%; east Oviedo +16.8% to $761,750, the highest in our Seminole reports.
  • Commercial: $322 per square foot, the highest in our Seminole reports; median building from 2003.
  • Distress: none.

UCF, Young Residents and Rents

The median Oviedo resident is 36.2 years old, the youngest in our Seminole reports, and 52.6% of adults hold a college degree. The University of Central Florida, one of the largest universities in the country, sits on the city's southern edge, and Oviedo is home to many of its students, faculty and staff and to research-park commuters. About 29% of city households rent; HUD's FY2027 Small Area Fair Market Rent for a two-bedroom is $2,280. Single-family cash flow is thin at these prices; small multifamily serving the UCF corridor is the stronger rental play. Test it with our rental analysis and DSCR calculators.

Oviedo's commercial base is in 32765: 670 parcels and about 8.27 million square feet, roughly 128 square feet per resident (county: 178; Winter Springs: 65). It is young, with a median build year of 2003, and it is expensive: 55 arm's-length sales at a median $322 per square foot, the highest in our Seminole reports, above Lake Mary's $283 and well above the $238 county median. Most of it is retail, medical office and service space along SR 426, SR 434 and Mitchell Hammock Road; about 18.1% of parcels are industrial. 32766 has almost no commercial property (18 parcels, no sales).

There is no distress: no commercial distress transfers and no bank REO sales in either ZIP code on the 2026 roll. That makes Oviedo a core, low-risk market for 1031 exchange buyers and net-lease investors. If distress appears, we score it with Linton Global Technologies' CREDDS Framework.

At $322 a foot with zero distress, Oviedo commercial is not a value play. It is a quality play: newer buildings, affluent households and a university next door. For a 1031 buyer who wants to sleep at night, that is the point.

Seminole County added jobs slowly in 2025 (+0.5%) per the BLS Quarterly Census of Employment and Wages, with unemployment at 4.3%. Housing permits are down 40.2% this year per the Census Building Permits Survey. Oviedo's own population was nearly flat (+0.3%) over the Census survey period; it is largely built out, and with 23.9% of workers remote, demand for close-in services stays strong.

What It Means for Buyers, Sellers, Investors and Banks

Home buyers: the city is pausing, so this is a rare window to negotiate in Oviedo; nearly a third of sellers have cut price.

Sellers: price to the market, not to last year's peak; inventory is still tight.

Commercial investors: pay up for quality: newer retail and medical, affluent households, no distress. Ideal for 1031 replacement property.

Banks and servicers: strong collateral; for current values, see our commercial BPO services.
