Winter Park is two markets with one name. Around Park Avenue, buyers earn a median $315,000 and commercial sells for $400 a foot. A mile east along Aloma, half the households rent and prices look like the rest of Orange County.
The Bottom Line on Winter Park
Winter Park is Orlando's historic, affluent northern neighbor: brick streets, Park Avenue's shops and restaurants, Rollins College and a chain of lakes connected by canals. Its core ZIP code, 32789, is the most expensive market in any of our reports. East Winter Park, 32792, which runs along Aloma Avenue toward UCF and is largely outside the city limits, is a younger, renter-heavy market priced like the county.
- Homes: a $1,249,500 median list price in 32789, +4.5%, while Orange County is -1.2%.
- Buyers: 2025 buyers in 32789 earned a median $315,000, nearly double the previous high in our reports.
- Commercial: $403 per square foot in 32789, among the highest in our reports (county: $307).
- Bank-owned: 7 commercial bank REO sales in 32789, the most of any ZIP code we have studied.
Winter Park's Two ZIP Codes
- 32789 · City & Park Avenue: The heart of the city: Park Avenue, Central Park, Rollins College, Hannibal Square and the Winter Park Chain of Lakes.
- 32792 · East / Aloma: East Winter Park along Aloma Avenue and University Boulevard, including Goldenrod, Lakemont and the unincorporated neighborhoods toward UCF.
32790 and 32793 are P.O. box codes with no area data. Parts of both ZIP codes lie outside the city limits.

| Home values, 1 year (FHFA) | -0.6% | +1.0% | — |
| Home values, 5 years (FHFA) | +50.6% | +54.8% | — |
Central Winter Park asks a median $1,249,500, about $524 per square foot, up 4.5% from a year ago, while Orange County slipped. The FHFA House Price Index, which tracks repeat sales, shows values about flat (-0.6%) after +50.6% over five years, so the higher asks partly reflect more luxury homes listed (inventory is up 8.7%). East Winter Park sits at $425,000, matching the county. In both, homes take a median 69 days to sell and fewer than a quarter of sellers have cut price.
Who Is Buying: Mortgage Data
| HMDA 2025 home purchases | 32789 City & Park Avenue | 32792 East / Aloma | Orange |
|---|---|---|---|
| Home-purchase loans | 252 | 383 | 14,038 |
| Median purchase price | $855,000 | $435,000 | $455,000 |
| Median buyer income | $315,000 | $128,000 | $132,000 |

| Investor purchases | 11.8% | 7.5% | 13.3% |
| Average rate | 6.55% | 6.63% | — |
Mortgage-financed buyers in 32789 earned a median $315,000 and paid $855,000; only 7.4% used FHA, VA or USDA loans. Many luxury purchases here are cash and never appear in mortgage data, so the true buyer profile is likely wealthier still. East Winter Park buyers ($128,000, $435,000) look like Orange County's. Rents
HUD's FY2027 Small Area Fair Market Rent for a two-bedroom is $2,000 in both ZIP codes. In central Winter Park, prices are far too high for rentals to cash-flow; investors buy for location. East Winter Park is a real rental market: 52% of households rent, the median resident is 35.4, and UCF and the Research Park are a short drive away. Small multifamily there is the play; test it with our rental analysis and DSCR calculators.
Commercial Real Estate: Among the Highest Prices in Our Reports
| 2026 tax roll | 32789 City & Park Avenue | 32792 East / Aloma | Orange |
|---|---|---|---|
| Commercial & industrial parcels | 1,132 | 702 | 26,962 |
| Building area (million SF) | 8.6 | 7.31 | 436.89 |
| Median year built | 1970 | 1985 | 1994 |
| Industrial share of parcels | 6.8% | 20.8% | 20.5% |
| Arm’s-length sales | 60 | 54 | 1,254 |
| Median sale $/SF | $403 | $315 | $307 |
| Distress transfers / bank REO | 1 / 7 | 0 / 0 | 46 / 31 |
Central Winter Park has 1,132 commercial parcels and 8.6 million square feet, mostly boutique retail, restaurants, small office and medical along Park Avenue, Fairbanks and Orlando Avenue. It recorded 60 arm's-length sales at a median $403 per square foot, among the highest in our reports and about 31% above Orange County. The buildings are old (median 1970, versus 1994 countywide), so buyers are paying for location, not buildings. East Winter Park is more mixed: 20.8% of parcels are industrial, and 54 sales had a median $315, close to the county, with no distress.
Bank-Owned Commercial in the Priciest ZIP Code
Here is the surprise. Central Winter Park recorded 7 commercial bank REO sales and 1 distress transfer on the 2026 Orange County roll, the most bank REO sales of any ZIP code in our reports (the previous high was 4). That is 7 of Orange County's 31 commercial REO sales from a ZIP code with about 2% of the county's commercial square footage. Old buildings, high land values and loans written at peak prices are a combination that can push even prime property back to the bank. Orange County has 6 locally headquartered banks in FDIC data, and regional and national lenders hold much of the rest.
Every distressed asset we evaluate runs through Linton Global Technologies' CREDDS Framework: CREDDS (Commercial Real Estate Distress & Disposition Score), an Asset Disposition Brief that scores financial health, operational stability and undervaluation signal. Start with our distressed commercial real estate hub, REO deal flow and bank services.
The surprise in Winter Park is bank-owned commercial. Seven REO sales in the most expensive ZIP code we have studied tells you that great locations do not save old buildings with bad debt. For a buyer who can underwrite a 1970s building, that is the opportunity.
Jobs, Permits and the County Economy
| Orange County | Value |
|---|---|
| Population | 1,471,937 |
| Median household income | $79,719 |
| Unemployment rate (BLS) | 4.5% |
| Private jobs, 2025 (BLS QCEW) | 954,330 · +0.5% |
| Average annual pay | $70,599 |
| Housing permits, Jan–Aug 2026 | 4,955 · -46.8% vs. 2025 |
Orange County added jobs slowly in 2025 (+0.5%) per the BLS Quarterly Census of Employment and Wages, with unemployment at 4.5%. Housing permits are down 46.8% this year per the Census Building Permits Survey. Winter Park itself is built out; new supply comes from teardowns and infill, which keeps land the most valuable part of nearly every deal.
What It Means for Buyers, Sellers, Investors and Banks
Home buyers: central Winter Park is holding; east Winter Park offers county pricing with Winter Park access.
Sellers: luxury inventory is up 8.7%; pricing and presentation matter more than a year ago.
Commercial investors: you pay for the location; bank-owned buildings are the rare way in below market. Trading in? See 1031 exchanges.
Banks and servicers: older Winter Park collateral needs current values and a disposition plan; see our commercial BPO services.
